As the assessment ages, an equalization ratio is applied to yield a present value of the property. The simplified version is that this ratio is based upon home sales in your town over the past two years. Since the housing market has significantly declined in this time, many home owners are now overassesed.

You have a legal right to file a property tax appeal with the county board of taxation or, in some instances, to file an appeal directly with the Court.
